Natalie Rivera Benavent Joins Corcoran Plaza Properties, Bringing NRB Real Estate Group to Santa Fe

Oct 29, 2026

Santa Fe broker Natalie Rivera Benavent has joined Corcoran Plaza Properties and is adding an in-house transaction coordinator to NRB Real Estate Group.

-- Natalie Rivera Benavent has joined Corcoran Plaza Properties, bringing NRB Real Estate Group to the firm’s downtown office at 119 E Marcy Street. She will continue to focus on Santa Fe, with additional work in Eldorado, Lamy, Pojoaque, Nambe, and Los Alamos. In announcing her arrival, Corcoran Plaza Properties cited her record of “staying anchored in the fundamentals: listening deeply to understand her clients’ needs and using time-tested systems to help them effortlessly navigate the complexities of homeownership.” Rivera Benavent reports more than 10 years of experience, over $175 million in career sales, a No. 8 ranking among Santa Fe Realtors by MLS sales, and 30 closed transactions so far this year.

From Merchant Marine Officer to Santa Fe Broker

Rivera Benavent was born in Puerto Rico and raised in a family of seafarers. She graduated from the Maritime Academy at Texas A&M in 2001 and spent more than 15 years as a Merchant Marine Officer, rising to the rank of Master-Unlimited, the highest license for a ship’s captain.

A trip to Santa Fe led her to move ashore. She began buying, selling, and managing remodeling projects, applying her knowledge of engineering and mechanical systems to residential property, and then earned her New Mexico license. She says that background shaped how she runs transactions, with attention to systems, risk assessment, communication, and contingency planning.

“When you’ve managed people and systems in high-stress environments, you learn not to panic when something goes wrong,” said Rivera Benavent. “You anticipate the potential risk, identify what is actually happening, work through the options, and keep moving.”

She is fully bilingual in English and Spanish. She serves as a voting Trustee of the Museum of New Mexico Foundation Board of Directors and as Chair of its Business Council.

An Expansion Alongside the Move

Rivera Benavent says the move to Corcoran Plaza Properties comes with an expansion of her business. She is adding a dedicated transaction coordinator as a direct employee and not an outside service. A transaction coordinator manages the paperwork, deadlines, and communication between contract and closing. She says keeping those systems in house keeps communication, documentation, and client updates under her oversight, and lets her focus on strategy, negotiation, property preparation, and business development.

“I’ve built my systems, I’ve surrounded myself with high-caliber colleagues and employees, and I’ve invested in my business, all designed to result in an exceptional experience for my buyer and seller clients,” said Rivera Benavent.

The 180 Rule

Rivera Benavent describes her approach to reading a market as the 180 Rule: when everyone is looking in one direction, she looks the other way. “When everybody has their heads in the sand, that’s usually where I start looking for opportunity,” she said.

For buyers, she says higher borrowing costs are one factor among several and not a reason to stop looking. If some buyers step out temporarily, a buyer who stays qualified and prepared may find less competition, more room to negotiate, seller concessions, rate buydown options, or properties that would have drawn many offers in a hotter market. Buyers should evaluate mortgage products, rates, and long-term costs with licensed lending and financial professionals.

Santa Fe Market Data

Federal Reserve Economic Data sourced from Realtor.com showed 808 active listings in Santa Fe County in September 2026, compared with 801 a year earlier. The data showed 270 price-reduced listings during the month, 248 pending listings, and 204 new listings. Median days on market was 81, essentially flat against 80 a year earlier.

Rivera Benavent says the data describes a market where homes are selling but buyers have enough choice to pass on anything that appears overpriced, poorly maintained, or hard to finance.

Turnkey Condition and Opening Price

Rivera Benavent says buyers have become less willing to absorb deferred maintenance than they were during the recent inventory shortage. A buyer comparing several properties, she says, will favor the one with the better roof, a cleaner inspection profile, updated systems, and fewer immediate expenses.

“The more turnkey the property is, the better chance you have of getting it all the way to the finish line,” said Rivera Benavent.

She also says the opening price matters more than it did. Days on market carry weight with buyers, and a listing that sits prompts questions about whether it was overpriced or whether something is wrong. For that reason, she favors a defensible price on day one over an ambitious price with a planned correction.

Negotiation and the Path to Closing

Rivera Benavent says negotiation has returned to the work of a Realtor in 2026. At the peak of pandemic competition, she says, buyers often removed contingencies and narrowed inspection requests so that their offers would be easy to accept. Today’s transactions more often involve inspection findings, concessions, financing problems, and appraisal gaps.

She says a buyer’s outcome is shaped by purchase price, seller concessions, temporary or permanent rate buydowns, closing cost assistance, property condition, and the number of competing buyers. Her role, she says, is to negotiate the real estate terms around these variables.

“The harder part can be getting from contract to closing,” said Rivera Benavent. “We’re back in a market where you actually have to know how to negotiate, solve problems, and keep a transaction together. The pandemic years trained people to think every house sells immediately and every buyer removes contingencies. That was the anomaly. What we are seeing today, this is normal real estate.”

Selling Through the Winter

Rivera Benavent also questions the assumption that sellers must wait until spring. She says Santa Fe draws buyers year-round, including those interested in the arts, hiking, skiing, dining, second homes, retirement, and relocation. In her view, winter can mean fewer competing listings, so a property that would be one of many in April may stand out in January. She adds that off-season buyers tend to be more serious and more selective, which puts preparation at the center.
