Prestige Circle facility provides warehouse, shipping and office capacity for the company’s next stage of growth.
-- Brent Pennington, CCIM, ALC, of Metroport Commercial Group, eXp Commercial, announced that a growing fashion jewelry company has leased 7,200 square feet of industrial flex space on Prestige Circle in Allen, Texas. The facility will accommodate warehouse and shipping operations alongside the company’s expanding marketing and sales teams.
Pennington represented the tenant in the transaction. Jessica Reinhardt and Susan Cancemi of Lee & Associates represented the landlord. The lease commences in October 2026.
The company needed a property that could address several operational requirements within one location: additional inventory capacity, efficient shipping space, dedicated offices, adequate employee parking and room for continued growth.
Evaluating Industrial Space in McKinney and Allen
The search began in McKinney, where the company preferred to remain. Pennington evaluated properties in McKinney and neighboring Allen using proprietary brokerage databases, local market knowledge and direct communication with other brokers.
An initial group of four to five potential properties was narrowed to three tours. The company completed second visits to two finalists before selecting the Prestige Circle location.
“Growing companies often reach a point where their real estate has to catch up with the business,” Pennington said. “This wasn't simply a search for a larger warehouse. We needed a property that could support several parts of the company under one roof and give them room for what comes next.”
The evaluation considered how each building would accommodate both warehouse functions and office personnel. Properties needed to support the company’s current operations while providing sufficient flexibility for its anticipated expansion.
Prestige Circle Property Meets Warehouse and Office Needs
The selected facility is located east of U.S. 75 near East Bethany Drive and South Greenville Avenue in Allen.
The red-brick industrial flex building offered more office space than a traditional warehouse, along with warehouse and shipping capacity and adequate employee parking. It also provided slightly more space than the company initially anticipated for approximately the same rent as some smaller alternatives.
Those factors made the property a practical choice across several criteria, including size, office configuration, parking and rental cost.
Although the search started in McKinney, the Allen property offered the combination of features that best matched the company’s requirements.
